The Berlin Directorate is looking for a Facility Management New Build (BEFN) in Berlin-Lichterfelde to start as soon as possible:

Engineer for electrical engineering with extended experience in building services engineering (f/m/d)

The position is open-ended.

The Bundesanstalt für Immobilienaufgaben (BImA) is the federal government's real estate service provider, which supports the real estate policy objectives of the federal government and provides the necessary land and buildings for almost all federal authorities. Accordingly, we are represented throughout Germany with over 7,000 employees and take care of a very broad and diverse real estate portfolio as well as the ecological use and maintenance of natural areas of the federal government. Our Facility Management division builds, operates and manages a complex portfolio with exciting and diverse properties - from the ministries in Berlin and Bonn, federal courts and research facilities to the buildings of customs, the Federal Police, the Federal Armed Forces and the Federal Agency for Technical Relief (THW). Depending on the application situation, an above-tariff advance payment of steps and an additional temporary specialist allowance of up to 1500 euros per month may be considered.

A monthly non-tariff allowance of 250 euros is granted for the job.

The department is responsible for supporting security authorities.

What are your main tasks?

  • Taking operator responsibility for the technical installations and systems of various trades within your area of responsibility, including
    • Drawing up maintenance plans
    • Drawing up and concluding maintenance and repair contracts
    • Ensuring trouble-free operation with in-house personnel
  • Performing the tasks of a responsible electrical specialist for various properties
    • Determining measurement and testing methods for electrical systems and, if necessary, permissible deviations
    • Defining and monitoring test cycles
  • Technical management and control of an operational team.
  • Developing quality standards and processes for operation, maintenance and repair.
  • Planning the maintenance process (inspection, maintenance, repair, improvement/renewal), ensuring that the maintenance data in the CAFM system is up to date.
  • Coordination with the user and the building management
    • Managing correspondence
    • Participation in consultations and coordination meetings
  • Leading processing of construction measures (project responsibility)
    • Preparation of plans
    • Drawing up tenders for planning offices and construction companies
    • Monitoring construction measures
    • Implementation of construction measures with the building authorities
  • Completion of commercial and technical tasks
    • Carrying out tenders with and without the involvement of the specialist purchasing department and the procurement office
    • Negotiations with construction, maintenance and repair companies
    • Commissioning, auditing and signing off invoices

What do we expect?

Qualification:

  • completed technical (technical) university education (Diploma [FH]/Bachelor) with a focus on electrical engineering or in a comparable course of study

Specialist skills:

  • At least 2 years of professional experience in the areas of commissioning, service and operation of electrotechnical and building services systems.
  • Ability to work on interdisciplinary and complex tasks with the aim of creating a cross-technology, interface-free solution.
  • Ability and willingness to acquire basic knowledge in other TGA areas and to work across teams.
  • Current and relevant knowledge of legal and administrative regulations as well as standards/guidelines, including HOAI, VOB, BauO, DIN, VDI, VOL, BetrSichV, BGV and accident prevention regulations.
  • Experience in technical management and the use of CAFM systems is desirable.
  • Good PC skills in standard operating systems and applications such as Microsoft Office.
