We are seeking a Technical Property Manager / Technical Property Manager for the Real Estate Portfolio (m/f/d) for WILMS GmbH to start as soon as possible. Our real estate portfolio comprises commercial, industrial, and mixed-use properties within an established corporate network. The real estate organization is currently in the process of establishing clear structures, processes, and responsibilities.
The initial focus of the position will be on the technical structuring of the portfolio, ensuring the day-to-day operation of the properties, and establishing a robust technical foundation. Building on this foundation, you will eventually contribute to the preparation and oversight of optimization, repurposing, and development projects within the real estate portfolio.

YOUR PROFILE - WHAT YOU BRING TO THE TABLE
- Technical training, continuing education, or a degree in construction, building services engineering, facility management, real estate management, or a comparable qualification
- Professional experience in technical property management, facility management, building management, or technical property maintenance
- Knowledge of maintenance, servicing, operator responsibilities, technical inspections, and technical documentation
- Experience with commercial, industrial, or manufacturing properties is required
- Understanding of structural, technical, and safety-related issues
- Experience in managing service providers, tradespeople, experts, or specialist planners
- A structured, independent, and responsible work style
- Confident demeanor when interacting with service providers, users, tenants, and internal stakeholders
- Proficiency in MS Office; experience with property management systems is a plus
- Good command of German, as well as good written and spoken English
- Class B driver’s license and willingness to attend regular on-site appointments at properties within the real estate portfolio
YOUR RESPONSIBILITIES – WHAT YOU CAN EXPECT FROM US
- Technical management of commercial, industrial, warehouse, production, and administrative spaces
- Conducting regular property inspections, condition assessments, and technical surveys
- Recording, evaluating, and tracking defects, damage, and maintenance needs
- Planning, coordinating, and supervising maintenance, inspection, repair, and renovation measures
- Monitoring of technical operator obligations, recurring inspections, deadlines, and defect rectifications
- Tracking and documenting inspection reports, maintenance records, expert findings, and regulatory requirements
- Coordination of external service providers, contractors, experts, and specialist planners
- Obtaining, reviewing, and evaluating bids, as well as preparing contracts
- Schedule, cost, and quality control for ongoing measures
- Technical support for leasing, handover, return, and changes in use
- Establishment and maintenance of technical property files, documentation structures, and building- and facility-related data
- Participation in the further development of processes, standards, and property management systems
- Technical assessment of spaces, buildings, and facilities with regard to usability, renovation needs, risks, and optimization potential
- Preparation of technical decision-making documentation for potential investment, renovation, repurposing, or development projects
- Supporting feasibility studies in collaboration with internal stakeholders, specialist planners, government agencies, and external service providers
- Preparation of cost, action, and risk assessments as a basis for management decisions
