The Bundesanstalt für Immobilienaufgaben (BImA) is the federal government's real estate service provider, which supports the real estate policy objectives of the federal government and provides the necessary land and buildings for almost all federal authorities. The Bundesanstalt für Immobilienaufgaben may not establish any new civil servant relationships. It is possible to take on people who are civil servants for life with the approval of the Federal Ministry of Finance (BMF).
What are your main tasks?
- Preparation of market value appraisals in accordance with § 194 BauGB for developed and undeveloped properties
- Preparation of rough value estimates and determination of expected proceeds
- Examination of external market value appraisals and statements of all kinds
- Preparation of utilization and utilization concepts, feasibility studies, market and location analyses and
- Carrying out economic feasibility studies
- Preparation of opinions in connection with claims for additional payments from purchase agreements
- Review of book values and values from an accounting perspective
Requirements:
Qualifications:
- Completed technical university degree (Bachelor/Diploma [FH]) in the field of geodesy/surveying, civil engineering, architecture or comparable courses of study with a focus on property valuation
Professional skills:
- Up-to-date and sound specialist knowledge of real estate valuation, in particular the current valuation regulations - Real Estate Valuation Ordinance (ImmoWertV2021) in conjunction with ImmoWertA - as well as practical experience in their application
- Very good and up-to-date knowledge of public building law, the relevant regulations in federal and state building law (including BauGB, LBauO, building planning law), private law (BGB incl. introductory law to the BGB), heritable building law, law of obligations adjustment and property law adjustment law
- Sound and preferably up-to-date specialist knowledge and practical experience in the field of expert valuation of developed and undeveloped properties is desirable
- Practical experience in the field of preparing profitability calculations is desirable
- Good knowledge of statistical analysis methods
- Knowledge and experience in the use of geoinformation systems desirable
- Good user knowledge of Microsoft Office; knowledge of SAP is advantageous or the willingness to acquire this with commitment is essential
