Head of the Facility Management Team (f/m/d)

The position is open-ended.

The Bundesanstalt für Immobilienaufgaben (BImA) is the federal government's real estate service provider, which supports the real estate policy objectives of the federal government and provides the necessary land and buildings for almost all federal authorities. Accordingly, we are represented throughout Germany with over 7,000 employees and take care of a very broad and diverse real estate portfolio as well as the ecological use and maintenance of natural areas of the federal government. Our Facility Management division builds, operates and manages a complex portfolio with exciting and diverse properties - from the ministries in Berlin and Bonn, federal courts and research facilities to customs buildings, the Federal Police, the Federal Armed Forces and the Federal Agency for Technical Relief (THW). In dialog with our customers, we are shaping the path to climate-neutral real estate management.

This division is responsible for the management of subordinate federal authorities, foundations and institutions, some of which are located in listed buildings.

What are your main responsibilities?

As head of one of our property management teams (BEFM 1300), you are the strategic mind behind the management and development of our service properties. You combine operational know-how with a modern management culture.

Your core tasks:

Leadership with vision:
You have overall technical and personnel responsibility for your team. You will confidently manage the supervision of staff and specialists and promote the employment of your employees in line with the collective wage agreement and their position.

Strategic asset management:
You are responsible for the entire life cycle of the properties, from letting and management to energy-efficient refurbishment and maintenance strategy (including via AiBATROS).

Economic management:
You have a firm eye on the surplus income statement. Through active vacancy management and cost control, you ensure the profitability and target achievement of your area.

Interface management & representation:
You act diplomatically and purposefully in difficult negotiations with users:inside and third parties. You prepare complex decision papers for the department management and handle individual political cases of fundamental importance.

Safety & quality:
You ensure the highest level of occupational health and safety for your team and ensure excellent tenant support through regular satisfaction analyses.

What you bring to the table:
You are a seasoned leader who not only wants to manage complex real estate portfolios, but actively optimize them - with commercial acumen and a flair for the public sector.

What do we expect?

Qualifications:

  • completed academic university degree (diploma/master's degree) with a background in law, economics, construction or technology or comparable qualification

Professional skills:

  • sound and wide-ranging specialist knowledge and experience in the field of real estate management and property management, ideally in dealing with federal authorities
  • in-depth specialist knowledge and experience in the implementation of complex construction projects, particularly with regard to legally compliant and cost-effective building operation
  • extensive management experience and several years in a managerial and responsible position are desirable
  • Experience in project and change management

Further:

  • Ability to think and act economically and strategically
  • very good verbal and written communication skills, excellent communication skills
  • strong social skills, team and consensus orientation, ability to take criticism
  • Ability to maintain and develop staff potential and implement the objectives of the Federal Equal Opportunities Act
  • Willingness to undergo an extended security check in accordance with § 9 SÜG (Security Check Act)
