Asset Manager (m/f/d)

Responsibilities
- An active role within the fund management team, with responsibility for the strategic and operational management of residential real estate portfolios
- Independent development and implementation of property and portfolio strategies to enhance value and optimize performance
- Identification and realization of value-creation potential, e.g., through repositioning, restructuring, or infill development, based on location, competitive, and market analyses
- Analysis of rental rates and development of measures to optimize the tenant mix
- Planning, budgeting, and managing maintenance and modernization measures, as well as participating in portfolio development projects
- Coordination of internal departments and management of external service providers in accordance with budget guidelines
- Monitoring the leasing situation and actively managing vacancies
- Assisting with the preparation of quarterly reports, presentations, and decision-making documents, as well as preparing for investment committee meetings
- Assistance with coordinating market value appraisers
- Supporting construction monitoring for ongoing project developments in collaboration with Technical Management
- Preparation and coordination of model lease agreements
- Managing initial lease-ups, including liaising with real estate agents and contract negotiations
- Review and approval of commercial lease agreements, addenda, and rent estimates in collaboration with the Legal Department
- Coordination and monitoring of construction and renovation projects in collaboration with Technical Management and external service providers
- Coordinating property-specific issues to ensure compliance with fund strategies and regulatory requirements. Close coordination with fund management
- Management of internal and external property management
Qualifications
- A successfully completed degree in real estate management or business administration, or certification as a Certified Real Estate Specialist (IHK) with additional commercial qualifications
- Several years of professional experience in the institutional real estate sector, preferably in the areas of fund or asset management
- An entrepreneurial, resilient individual with very high standards of quality
- Strong analytical skills, a knack for numbers, excellent communication skills, and the ability to work well in a team
- Experience with redevelopment and infill projects
- Basic knowledge of financing and valuation methods
- Proficiency in MS Office and relevant real estate management software
