(Senior) Technical Manager in
Asset Management (m/f/d)

YOUR PROFILE

• Degree in construction or real estate with a technical focus
• Several years of relevant professional experience in technical asset management, technical property management or project management
• Very good knowledge of building and systems engineering, building physics as well as modernization and maintenance strategies
• Experience in OpEx/CapEx planning, budget control and economic assessments
• Knowledge of ESG-relevant requirements, energy efficiency and current sustainability certifications
• Experience in tendering, awarding and construction supervision as well as basic knowledge of HOAI, VOB/B and DIN standards
• Confident handling of M365 incl. SharePoint and Teams as well as common ERP, CAFM or BI systems
• Very good knowledge of German (at least C1) and a structured, independent way of working
• Willingness to travel in connection with the work in the properties

YOUR TASKS

Technical asset management (lettings / transactions and project work)

• Independent planning, management and implementation of maintenance, modernization and OpEx/CapEx measures in the existing portfolio
• Assuming technical responsibility for cost, quality and schedule control of technical measures across all project phases
• Active management and coordination of external specialist planners, engineers and construction companies
• Responsibility for creating, updating and checking the plausibility of technical budget plans, OpEx/CapEx forecasts and life cycle analyses

Transactions and letting

• Leading technical support for letting, investment and divestment processes
• Implementation, management, support and technical evaluation of technical due diligence processes
• Independent technical evaluation of expansion, modernization and measure concepts including cost and profitability analyses

ESG and decarbonization

• Initiation, further development and implementation of technical ESG and decarbonization measures in the existing portfolio
• Derivation, prioritization and management of technical measures to improve energy efficiency, carbon footprint and sustainability indicators
• Technical support for certification processes and implementation of regulatory requirements

Interfaces and collaboration

• Proactive collaboration in the asset management team, as well as internal property management and legal in contract design, tenant improvements and warranty issues
• Technical evaluation and classification of proposed technical measures, taking feasibility, cost-effectiveness and sustainability into account
