The customer center at the Berlin location currently consists of 5 service teams, and will consist of 4 in the future. In future, the service teams will each manage a portfolio of around 1,300 to 1,500 residential units. The position is temporary and is expected to last for 2 years as part of a parental leave replacement.

The Bundesanstalt für Immobilienaufgaben (BImA) - an institution under public law - is one of the largest real estate owners in Germany. The spectrum ranges from residential, industrial and commercial properties to military and former military land, as well as forestry and agricultural land. Since September 1, 2020, BImA has once again assumed full responsibility for the management and development of its 38,000 or so residential units through its specially established Housing division. It manages strategically important freehold properties as well as large residential quarters in established urban locations. The division is responsible for providing affordable housing for federal employees close to their place of work, particularly in tight housing markets in economically strong regions and large cities. In addition to the current focus on modernization and refurbishment, the Housing division stands for sustainable neighbourhood development and thus also has its sights firmly set on the issues of demographic change, digitalization and climate change. In organizational terms, the division is divided into four regional divisions, eight customer centers and 29 service teams.

We see it as our social and entrepreneurial task to create socially responsible living spaces. In the Residential division, we focus on sustainable neighbourhood development,CO2-free heat at affordable prices, barrier reduction, digitalization and, of course, a high level of tenant satisfaction.

What are your main responsibilities?

  • Management and control of a service team with the areas of management, contract management, construction management and janitor services
  • Planning, management, control and optimization of management results; support in the preparation of budget planning and the medium-term technical investment program
  • Preparing, concluding, implementing and terminating rental agreements; carrying out rental valuations and coordinating and implementing service charge settlements
  • Monitoring the rights and obligations arising from the rental agreements (e.g. rent accounting and rectification of defects)
  • Coordinating and, if necessary, performing the client function and coordinating the planning and implementation of neighborhood and construction measures in cooperation with other parties involved (e.g. project management, HOAI planners and experts)
  • Coordinating tenant communication with other parties involved (e.g. tenant service, complaint management, relocation management if necessary, information events, advising tenants in connection with neighborhood and construction measures)
  • Assisting in the determination of service requirements in preparation for the awarding of housing management services; assuming responsibility for contract controlling after the award procedures have been carried out and completed (e.g. energy management, insurance management, green maintenance, winter services, waste and disposal management)
  • Assuming and coordinating tasks relating to operator responsibility and traffic safety obligations as well as occupational health and safety tasks
  • Coordinating the induction and training of employees (e.g. onboarding, training)
  • Ensuring efficient task coordination and developing a good meeting and communication culture in your team

What do we expect?

Qualifications:

  • Completed university degree (Diplom [FH]/Bachelor) with a business or technical background (e.g. architecture, civil engineering) or comparable qualification or otherwise acquired comparable real estate industry expertise and experience

Professional skills:

  • Basic specialist knowledge and practical experience in the field of property management, preferably with a relevant housing industry connection
  • Strategic way of thinking as well as technical and business management knowledge - preferably related to the housing industry
  • Specialist knowledge of tenancy law, including residential tenancy law, Operating Costs Ordinance (BetrKV), Heating Costs Ordinance (HeizkostenV), etc.
  • Practical experience in the supervision of neighborhood and construction measures, specialist knowledge in the application of the building code, building regulations, technical guidelines, DIN regulations, HOAI and AHO
  • Specialist knowledge of public procurement law, including VOL, VOB
  • Confident handling of standard IT applications (Word, Excel, Outlook)
  • Good user knowledge of the specialist application SAP-BALIMA or the willingness to acquire this in the short term; further knowledge of relevant housing industry software is an advantage
  • Ideally initial experience in team leadership
