The position is open-ended.

The Bundesanstalt für Immobilienaufgaben (BImA) is the federal government's real estate service provider, which supports the real estate policy objectives of the federal government and provides the necessary land and buildings for almost all federal authorities. Accordingly, we are represented throughout Germany with over 7,000 employees and take care of a very broad and diverse real estate portfolio as well as the ecological use and maintenance of natural areas of the federal government. Our Facility Management division builds, operates and manages a complex portfolio with exciting and diverse properties - from the ministries in Berlin and Bonn, federal courts and research facilities to customs buildings, the Federal Police, the Federal Armed Forces and the Federal Agency for Technical Relief (THW). Depending on the application situation, you may be eligible for an advance payment of steps above the standard pay scale and an additional temporary specialist allowance of up to 1500 euros per month.

What are your main responsibilities?

  • Performing technical building management (TGM) for BImA buildings and properties as well as various leased properties
  • Ensuring the BImA's responsibility as operator for the entire technical operation and operational safety of the facilities as well as compliance with applicable regulations
  • Managing, monitoring and controlling the technical service providers in the TGM
  • Exercising rights and obligations arising from concluded contracts, i.e. ensuring that services are provided in accordance with the contract, evaluating
  • Reports with regard to e.g. frequency of faults, checking response times and rectification times
  • Planning, implementing and evaluating measures to ensure the smooth and proper operation of technical building equipment, taking into account the specific requirements of the tenants (including safety and quality requirements)
  • Drawing up specifications and service descriptions for the preparation and implementation of national and Europe-wide tenders
  • Improvement and/or renewal of technical facilities and performing the client function for all construction measures at the TGM, including warranty management, documentation and reporting
  • Supporting construction management in the planning, implementation and acceptance of construction-related measures in relation to technical building management
  • Monitoring and controlling the economic efficiency of technical facilities as well as creating and updating concepts for the management and optimization of technical building equipment, planning and further development of maintenance processes
  • Carrying out inspections to determine the need for action
  • Eliminating first-time faults in technical systems and building automation with the involvement of operational property staff or external companies
  • Final processing and determination of the factual accuracy of invoices in compliance with value limits

What do we expect?

Qualification:

  • Completed technical (technical) university degree (Dipl.-Ing. (FH) or Bachelor) in the fields of building services, electrical engineering or supply engineering, technical facility management or a comparable course of study or comparable qualification (e.g. state-certified technician (f/m/d) with at least three years of relevant professional experience at engineering level)

Professional skills:

  • Several years of professional experience in the operation of technical facilities, in particular in cost groups 300 (building - building construction) and 400 (technical facilities) according to DIN 276
  • Knowledge of relevant regulations including GEFMA, AMEV, DIN, RBBAU, HOAI, VOB, VOL
    Sound knowledge in the planning, organization and control of operational processes in technical building management
    Proven experience in implementing and ensuring operator responsibility
    Practical experience in tendering, awarding and managing technical services as well as quality assurance of external services
    Confident handling of relevant IT systems, Microsoft Office and digital tools for process and quality management

Desirable:

  • Experience with highly technical properties in a public or industrial environment
  • SAP knowledge
