To support the three basic missions of the church in the Archdiocese of Munich and Freising, there is an independent asset-managing foundation for each: the Bishop Arbeo Foundation (aim: promoting education), the St. Antonius Foundation (aim: promoting service to others, Caritas) and the St. Korbinian Foundation (aim: promoting the fulfillment of the third basic mission, the liturgy and parish life). The foundations promote charitable causes and projects in the church and society, thereby making a significant contribution to social welfare and cohesion in our society. In managing our investments and promoting social causes, we pay attention to long-term thinking, sustainability and a focus on the common good. As a consultant for technical real estate management, you will support the management in looking after around 400 residential and office properties as well as around 350 heritable building rights in the city of Munich. In doing so, you will make an important contribution to ensuring that our foundations can perform these tasks professionally and sustainably.
Your tasks:
- Planning, organizing and managing technical and structural maintenance of residential and commercial properties
- Strategic optimization of technical systems to ensure operational safety, increased efficiency and long-term value retention
- Responsibility for planning, monitoring and continuous adjustment of maintenance intervals, taking into account legal and operational requirements
- Commissioning, managing and coordinating external service providers and auditing the invoices of external service providers
- Ensuring efficient management of the property management companies and promoting smooth, transparent cooperation with property management companies
- Leading fault and defect management, including prioritization, escalation and sustainable problem solving
- Control and further development of energy monitoring with the aim of increasing energy efficiency and reducing costs
- Project management and control of modernization measures including resource management, deadline monitoring and quality assurance
- Ensuring operator responsibility by introducing and monitoring seamless documentation processes and complying with all statutory inspection obligations
- Development and implementation of guidelines and processes in technical real estate management for the continuous improvement of workflows
- Providing technical construction support to management for construction projects (refurbishment measures and new construction projects)
- Establishing a process organization for real estate management
- Reporting to the management and preparation of decision papers and presentations in the technical area
Your requirements profile
- degree in architecture or civil engineering (master's degree or university degree) or a comparable qualification
- sound specialist knowledge of technical building equipment, building physics, maintenance strategies and comprehensive knowledge of relevant standards
- Confident handling of required IT applications in real estate management
- relevant professional experience in technical real estate management
- comprehensive knowledge of process management using common process modeling methods
- Knowledge and experience in the area of the diocesan building regulations of the Archdiocese of Munich and Freising is an advantage
