In property management, you will be responsible for the independent commercial management of so-called official properties of various federal authorities in Berlin. This includes managing infrastructural issues and the economic efficiency of the properties as well as responsibility for user satisfaction. For properties that we have rented and sublet to various federal authorities, you will also be in close contact with the owners of the property.
What are your main responsibilities?
- Property management including space and vacancy management, including
- Managing the economic efficiency of the properties as well as cost planning and control
- Carrying out economic feasibility studies, economic and financial planning
- Designing the property-related management concept and advising users and tenants
- Creating and updating the management concept
- Agreement of so-called service level agreements
- Development of concepts for cost optimization and optimal utilization of usable space
- Processing of legal matters, objections to service charge invoices and support in legal disputes, including monitoring deadlines
- Responsibility for rental/lease/utilization contract management, including contract and space management and controlling
- Assuming the BImA's position as owner, including, among other things
- Duties to ensure public safety, operator responsibility and contract management
- Processing tax matters and development contribution facts
- Processing damage claims, asserting insurance claims, enforcing recourse claims
- Service charge accounting, etc.
- Account assignment of operating costs and other services
- Processing of objections/complaints and clarification of queries regarding service charge billing
- Property management, including
- Concluding, reviewing, implementing and terminating contracts in infrastructural building management
- Preparation of service descriptions for management and property-related contracts and contract management
- Preparation, implementation and follow-up of the annual property inventory as well as asset inventory and updating
- Final processing and verification of the factual accuracy of invoices and SAP documents
What do we expect?
Qualifications:
- Completed (technical) university education (Diploma [FH]/Bachelor) in business administration or real estate management or comparable qualification, e.g. a completed three-year vocational training as a real estate agent (f/m/d) with several years of relevant professional experience
Professional skills:
- Several years of professional experience in property management/real estate management of sophisticated office space
- Comprehensive specialist knowledge (in particular tenancy, construction, contract and public procurement law as well as service charge accounting)
- Sound and comprehensive specialist knowledge in the field of property management/real estate management
- Good knowledge of the regulations and standards relevant to the area of responsibility, especially in contract law/lease contract law, BGB, HGB, Federal Budget Code (BHO), public procurement law (VOB, UVgO)
- Basic technical knowledge in the field of technical facility management desirable
- Practical experience in the implementation and coordination of construction measures
- Sound IT knowledge of Microsoft Office (especially Excel) is required
- SAP knowledge is desirable
