WIRO Wohnen in Rostock Wohnungsgesellschaft mbH is the municipal housing company of the Hanseatic and university city of Rostock and is one of the largest landlords in Mecklenburg-Vorpommern. With an extensive portfolio of residential and commercial units (36,000 rental units with around 700 employees), it is responsible for the socially oriented, economically sustainable management, modernization and development of housing for broad sections of the population. As a municipal company, WIRO combines entrepreneurial activity with public services and actively shapes Rostock's neighborhood and urban development.

Management areas Strategy, Finance, HR, IT, Auditing
The main tasks include:
- Overall strategic responsibility for the development and implementation of the corporate, portfolio and investment strategy in close coordination with the shareholder, Supervisory Board and co-management
- Overall commercial responsibility (finance, controlling, reporting, risk and liquidity management) and ensuring the economic stability of the company, including the management of subsidiaries
- Further development of integrated management, KPI and governance systems as well as strategic prioritization of investment, modernization, new construction and ESG/decarbonization programs to ensure the city's return on investment
- Leading the areas relevant to management (strategy, finance, HR, IT, internal audit), implementing key transformation and efficiency initiatives and cooperating with relevant internal and external stakeholders
Professional requirements and experience:
- Completed degree in real estate management, business administration, economics or comparable university studies as well as several years of management or divisional management experience in the housing and real estate industry, a municipal company or a comparable regulated infrastructure environment
- Comprehensive expertise in commercial management (accounting, controlling, taxes, financing) including liquidity management, risk management and auditing as well as in business planning, the forecasting process and external reporting (monthly, quarterly and annual financial statements)
- Sound experience in the evaluation and implementation of large-volume investment decisions (portfolio refurbishment, new construction), in multi-project management and in the development and management of sustainable business models
- Confident dealing with supervisory bodies, political decision-makers and co-determination as well as sound knowledge of relevant areas of law (employment, public procurement, collective bargaining and co-determination law) and governance/compliance structures in the public environment
- Proven expertise in transformation, digitalization and efficiency programs (incl. process optimization, organizational development, IT and AI applications) as well as in the design of efficient internal control and communication processes
- Experience in strategic HR management, resource management and personnel requirements planning as well as in the recruitment and development of specialists and managers

- Strategic driver of change with the ability to structure complexity, assess opportunities and risks in a well-founded manner and derive and implement effective decisions
