The BRAWO RE Investment Management GmbH manages the commercial real estate portfolio of Volksbank BRAWO. In cooperation with the other real estate subsidiaries of the BRAWO GROUP, our range of services includes investment, portfolio and asset management in particular. With over 200 experts, the Real Estate division of Volksbank BRAWO eG covers all specialist disciplines of the real estate value chain. With a portfolio size of approx. 600,000 sqm, we are one of the largest commercial real estate managers in the region.
If you would like to work with us to implement interesting projects, strategically develop existing properties and actively manage a portfolio, you have come to the right place as an AssetManager Real Estate (m/f/d) in Braunschweig.
Your tasks:
- Independent commercial asset management of a defined commercial real estate portfolio
- Development and implementation of property and portfolio-related business plans including budget, income and value development targets
- Ongoing analysis of rental income, vacancies, space and income structures as well as derivation and implementation of value enhancement measures
- Strategic letting management in collaboration with property management and external service providers
- Preparation and support of acquisition and sales processes (investment cases, profitability calculations, cash flow analyses, due diligence support)
- Carrying out market, location and competition analyses to identify opportunity and risk profiles
- Management of commercial budgets and multi-year planning (capex/opex) including plan/actual analyses and regular reporting to management and committees
- Close cooperation with technical asset management, property management, real estate controlling as well as group accounting, tax consultancy and financing partners
- Preparation of decision papers and presentations for management, banks and committees
- Contributing to the development of portfolio and investment strategies
- Collaboration in the further development and optimization of processes
Your profile:
- Completed studies in the field of real estate management, real estate economics, economics / business administration with a focus on real estate economics or comparable subjects
- Many years of professional experience in asset management
- Enjoy dealing with complex issues
- Proven coordination and interface skills in interdisciplinary projects
- Confident handling of real estate key figures, cash flow and profitability calculations as well as business plans
- Strong analytical and strategic thinking as well as a high affinity for numbers
- Confident, experienced negotiator and strong communicator
- Structured, independent way of working, paired with the ability to work in a team and a hands-on mentality
