Tasks:
- You will independently prepare timely and legally compliant operating cost / cold water cost / heating and hot water cost statements for the real estate properties assigned to you, including the recalculation of advance payments.
- You adapt the statements to contractual and legal provisions as well as structural changes (including new construction projects).
- You maintain and check the billing participations / structures in SAP, special agreements in accordance with rental contracts and statutory regulations as part of the billing process.
- You reconcile the cost data for consumption cost billing with external service providers (fully integrated SAP billing, DTA via online portal).
- You check and assign the invoices relevant to operating costs in digital form via DATASEC.
- You carry out the accrual of maintenance, administration and operating costs.
- You create invoices for third parties (e.g. WEG).
- You will ensure that invoices are sent (digital dispatch with e-post).
- You will independently process objections to the service charge statements you have prepared using a ticket system.
- You are responsible for carrying out document inspections (presence, dispatch, Sharepoint).
- You will be involved in the optimization, further development and digitalization of billing processes in SAP or associated programs.
Requirements:
- Completed training as a real estate agent (m/f/d)
- Good knowledge of tenancy and operating costs law
- Confident handling of MS Office applications, especially Excel, previous knowledge of SAP is an advantage
- High motivation, great commitment, ability to work in a team and independent, coordinated, goal-oriented action
- Critical and analytical thinking with a good understanding of figures
- Service-oriented behavior towards tenants
- Very good written and spoken German (C1)
